The Connolly Family have owned this Park since 1973 and are into the third generation of park owners.

We are members of the British Holiday Park Association – BH & HPA. As a member we work within the framework of good practice encouraged by the Association.

Frequently Ask Questions when buying a lodge

WHAT ARE LODGES

Lodges are movable units that come in Singles (one section) and also doubles (come in two sections) which are subsiquently bolted together. They are finished to a high standard and usually come all the modern conveniences such as central heating double glazing, washing machines, dishwasher, and feel much more like a house.

TENURE

Tenure is the agreed time the lodge stays on Park.

LODGE

A single lodge has a standard 15-year tenure. You Can buy and extension up to 20 years at any time. In July 2019 New single lodges start at £75,000 including deck and skirting.

Double loges have a standard 20-year tenure. You Can buy and extension up to 35 years at any time. In July 2019 New double start at £125,000 including decking and skirting.

Purchase price includes delivery from factory, the unit put on site, levelled, connected to services, meters, gas regulators, chains, safety certificates, rubbish bin Deck and skirted. This also includes the removal of the unit at the end of its tenure.

A standard deck is 8ft out from the front of your Lodge and is as wide as the unit. It also has a 4ft return to your side door. The front area is framed glass. There are possible upgrades if you do so there will be charged.

The maximum width is 13ft wide. We are unable to have wider models as we cannot get them though the village.

CONTRACT

We use the standard BH & HPA contract. The contract is none transferrable without the Park’s consent.

COSTS

There is an annual Plot rent. A utility bill for Water, gas, electric which are individually metered. Winter standing. We do ask you to have Lodge insurance. We would also suggest gas appliances serviced.

Plot rent is reviewed each year.

USEAGE

The Lodges open 1st March and close 15th January the following year.
While we are closed you can visit but cannot stay overnight.
The lodge owner’s family and friends are welcome to use the unit but we do not allowed sub-letting of the unit
Our licence allows the lodge to be used for holidays only. Therefore, cannot be used as a residence. We require proof of a resident (council tax bill, utility bill).

ELECTRIC

Your Lodge has a 20 amp supply. This is usually more than sufficient for your needs, however, if you put on all your electrical appliances at the same time you may exceed this.

PLOT RENT

It may take some time to select and built your lodge. We give you four months grace on your plot rent. This means if you come and join us  you are only liable for the plot rent four months after you reserve your plot, or when the unit is sited, whichever is the earliest. We have two tariffs, internal and perimeter. Perimeter are 15% more than an internal.

PURCHASING
We ask for a £2,000.00 non-returnable deposit to reserve a plot. It is deducted from the purchase price of the unit.

When ordering your unit, we ask for 10% of purchase price

When the unit arrives on park we ask for 60% of the purchase price

When sited and ready the balance is due.

RESELLING

We sell with a 7% plus VAT commission while the unit is on the market you are liable for the plot rent.

END OF TENURE

As none of the lodges have reached this point we cannot be certain. We will remove your unit and ask the local lodge dealers to bid for them. You will be credited with the money less any bills.

DEVELOPMENT

We develop approximately 5% of the park each year changing from traditional aluminium units to lodge units. As we will be building new lodge plots there will be some disruption during the winter week days with digger and dumpers and mud on the roads.

This is kept as much as possible to a minimum.
